If you wish to submit an application after viewing one of property in person, please complete the following:

 

1) Click on the property below & choose Apply. Anyone 18 years or older must complete the application process. All questions must be answered honestly & completely. 

 

2) Pay the $40.00 applicaiton fee (per adult) online– Application fee is NON-REFUNDABLE 

 

3) Email, deliver or fax the below items. A mail slot is available on our office door for afterhours drop offs. Our fax # is 209-836-9681 & our email is info@jjpm.net

 

A) Income Documentation:

  • Copy of the three most recent paycheck stubs or offer letter & contact info for the new employment. 
  • W2 from previous tax year
  • 3 most bank statements
  • If self-employed, copies of the two most recent years of Federal Tax Returns. 
  • If on SSI or SDI provide previous years certificate
  • If you would like additional income considered you must submit supporting documentation such as bank statements or W2 from previous years

B) Identification: Submit a copy of your Driver License, State Issued ID or Passport

 

 

 QUALIFICATIONS:

  • Credit history must be satisfactory. Any derogatory credit such as utilities may result in your application being rejected. NOTE: If you have ever been evicted or sued for a lease violation, your application may be rejected. Foreclosures & Short Sales are do not count as an eviction or lease violation. 
  • Combined monthly (gross) income should be at least three times the monthly rent. 
  • Rental references must be satisfactory & currently contact information supplied on the application 

 

ONCE APPROVED

Once your application is approved you will have 24 hours to come to our office with the $500 holding deposit or pay it online via the online portal. At that time we will schedule a lease signing date. After the 24 hour period if we have not received the holding deposit and lease signing date we will continue to market the property, accept & approve applications. If a new application gets approved, you will forfeit the property and we will move forward the new applicant. 

 

*Application processing times generally take 3-4 business days. We can not allow you to provide your own credit report.

 *We require all tenants to carry RENTERS INSURANCE at all times. We must receive a copy of the declaration before we can allow you to move in.*
